The Provincial Government has released the Annual Rent Increase Guideline for 2022 at 1.2%. The Guideline is calculated using a formula set out in section 120 of the Residential Tenancies Act using Ontario Consumer Price Index data from Statistics Canada.
The rent increase guideline is the maximum most landlords can raise a tenant's rent without the approval from the Landlord and Tenant Board(LTB). The new guideline will be applicable to most rent increases between January 1 and December 31, 2022.
Last year, the Provincial Government decided to set the 2021 rent increase guideline at 0 per cent. As a result, landlords cannot give rent increases that take effect in 2021 unless they have filed for or obtained an above guideline rent increase, or if the increase based on agreement to add a service or facility, such as parking.
The Government’s bulletin announcing the 2022 guideline can be seen at: https://news.ontario.ca/en/bulletin/1000340/ontarios-2022-rent-increase-guideline.
